
Project Details
Core/Shell – Building is set up to be 45% laboratory and 55% standard office buildout. The core/shell services of this building to supply this system consists of (2) evaporative condensing, DX cooling, hot water heating packaged rooftop units. There is a direct evaporative cooling section for the RTUs as well to provide energy efficient cooling means during certain portions of the cooling season. Laboratory exhaust is provided by (2) utility set fans with risers provided in 3 locations on all floors. Heating will be provided by a hot water heating plant which will be used heating coils in the packaged rooftop units, supply air valves, and office VAV boxes with perimeter service.
Tenant Improvements – 3 tenants located on the 1st and 2nd floor of the new Bioscience 2 building located on the UCD campus in Aurora. BioEngineering – 21,248 square feet, Clinimmune – 21,680 square feet, iC42 – 14,116 square feet. Project consists about 45% laboratory build out and 55% standard office buildout for the tenants. Inclusive in the build out is a 2,000 square foot ISO 7 clean room area for Clinnimune, HVAC necessary to facility liquid nitrogen freezer farm for Clinimmune, (2) mass spectrometry labs for iC42 complete with supplemental cooling for high heat loads, (2) freezer farm rooms for iC42 and BioEngineering which house numerous -80F freezers, and numerous other general lab areas.
